Maine Society of Land Surveyors (MSLS) awarded its top honor, the Best of Show Award, to Northeast Civil Solutions, Inc. for the plan depicted above. This plan consisted of an integration of a large commercial boundary survey with aerial photography.

Northeast Civil Solutions, Inc. offers a wide variety of products and services to meet the needs of homeowners, mortgage companies, developers, contractors, etc.

Field survey crews are equipped with up to date survey equipment such as Nikon’s Topgun DTM a20LG, Topcon GTS-3B Total Stations and Sokkia SDR-33 Data Collectors for laser quality accuracy of land-based surveys.  Our satellite-based GPS surveys are done utilizing Trimble’s 4600 LS for sub-centimeter accuracy and Path Finder ProXR units for sub-meter results along with the TDC1 Survey Controller.

ALTA SURVEY (Land Title Survey):
An ALTA Survey is normally required on larger commercial projects, and includes all the information of a boundary survey, plus an in-depth review of items specified by land title companies.

BOUNDARY SURVEY:
A Boundary Survey is a complex and precise method of determining the exact location of your property lines and corners, as well as locating and showing graphically the significant improvements on the lot(s).  It involves extensive legal research of the chain of land title of your property, a survey traverse of the property and vicinity with laser-based instruments for optimum accuracy, and extensive data conversion, processing and drafting to ultimately create a detailed plan complete with comprehensive notes and a graphic depiction of your land.  The professionally certified plan that is the culmination of the survey is considered to be a legal document created to withstand scrutiny in a court of law. Our Professional Surveyors are bound to their work with a signature and a certified stamp on every boundary survey plan, and they are prepared to act as expert witness in court to explain and defend their plans if the need ever arises.  Our company stands behind the work of all of our employees and continually advocates for our clients regarding the work we complete.

TOPOGRAPHIC SURVEY (Existing Conditions Survey):
A topographic Survey shows all existing physical features of a site, i.e. trees, ledge, wetlands, as well as the contours of the land.

SKETCH PLAN:
A Sketch Plan is an affordable option for someone needing an approximate location of the boundaries in relationship to physical features of the site.

CONSTRUCTION LAYOUT:
A Construction Layout is a service which aids contractors and homeowners in locating proposed structures on a property so that they will be in compliance with local zoning and setbacks.

LEGAL DESCRIPTIONS:
A legal description is that portion of a deed that describes the property by a combination of abutter calls (e.g. thence along lands of Smith), monuments and bearings & distances also known as a metes and bounds.  A land surveyor typically writes these descriptions and forwards them to an attorney. The attorney then drafts a deed and inserts the legal description. 

LOT SPLITS:
In the State of Maine the division of a parcel of property into 3 or more lots within 5 years constitutes “a subdivision” and requires municipality approval.  Lot Splits are the division of a property into 2 lots and do not require municipal approval.  However, Lot Splits still need to meeting the zoning requirements for the town.
